Every covenant contained in a grant of an estate in real property, which is made for the direct benefit of the property, or some part of it then in existence, runs with the land.

Notes

Establishes that every covenant contained in a grant of a real-property estate runs with the land when the covenant directly benefits the property, or a part of it, that exists when the grant is made. The benefit must therefore be tied directly to existing granted property.
