When a future estate, other than a reversion, is dependent on a precedent estate, it may be called a remainder, and may be created and transferred by that name.
Notes
Names a future estate a remainder where it depends on a preceding estate and is something other than a reversion. Allows an estate of that description to be created by the name remainder and also transferred by that same name.
