California Codes, Civil Code - CIV, Division 2 — Property, Part 4 — Acquisition of Property, Title 4 — Transfer, Chapter 2 — Transfer of Real Property, Article 1 — Mode of Transfer, Section 1092

A grant of an estate in real property may be made in substance as follows:

“I, AB, grant to CD all that real property situated in (insert name of county) County, State of California, bounded (or described) as follows: (here insert property description, or if the land sought to be conveyed has a descriptive name, it may be described by the name, as for instance, ‛The Norris Ranch.’)

Witness my hand this (insert day) day of (insert month), 20___.

AB”

Notes

Allows a grant of a real-property estate to use the statutory model form identifying the grantor, grantee, county, property description or descriptive property name, date, and grantor signature. The provision supplies a permissible substantive form rather than stating that this exact wording is the only valid form of grant.
