California Codes, Civil Code - CIV, Division 4 — General Provisions, Part 5 — Common Interest Developments, Chapter 1 — General Provisions, Article 1 — Preliminary Provisions, Section 4020

Unless a contrary intent is clearly expressed, a local zoning ordinance is construed to treat like structures, lots, parcels, areas, or spaces in like manner regardless of the form of the common interest development.

Notes

Requires local zoning ordinances, unless they clearly express a contrary intent, to treat like structures, lots, parcels, areas, or spaces alike regardless of the form of common interest development. The rule prevents the development form alone from changing zoning treatment when the physical or spatial items are otherwise alike.
